A sale-leaseback is a financial arrangement where a hospital sells its real estate to Auxilium Healthcare Partners but continues operating under a lease agreement. While retaining full operational control, the hospital transfers ownership of its property to Auxilium. Once the Partner is signed and the relationship is established, we then begin our property search for the Partner. The Partner is directly involved in the process, as is our in-house commercial real estate broker, who finds properties that fit our criteria.
When our Partner decides on the property of their choice, Auxilium initiates the acquisition. After a due diligence period, insight from Partner and the gathering of capital, Auxilium buys the property.
After the purchase of the property, we pair our Partner with our architecture team to design the plans for their building.
After working with our team of architects, the Partner's design is then sent back to Auxilium for us to finish the process.
At Auxilium Healthcare Partners, we work with each jurisdiction to ensure that we the acquire the proper zoning and entitlements. This is the last step before construction starts, we want to make sure that this process is a seamless as possible.
While going through the entitlement and approval process, Auxilium will also determine the right General Contractor. This is crucial to the success of the project for this is the party that ensures the facility (whether it is new construction or a build out) is as planned.
Once the General Contractor is chosen, Auxilium then proceeds to build the facility (or build out) per our Partner's design. The Partner remains part of this process as their input is still welcomed.
After all of the work is done and the approvals are met, it is time for certificate of occupancy. This is when officials for the local jurisdiction inspect the facility and declare it ready to be occupied.
This is the moment that we all look forward to, where our Partner starts the process of enriching the lives of the people they serve. They start making a difference and impacting the community by opening their doors for service.
